     Terms and Conditions A deposit of one third of the full rental is required with booking (Non refundable upon cancellation) 
    A booking is confirmed only when a deposit is received.
    If the booking is made eight weeks or less before arrival then the full rental is payable. Once the booking form is accepted by us,
    you are responsible for full payment when due. If full payment has not been received by us eight weeks before the arrival date
    we reserve the right to cancel your booking. In the event of Ace Cottages having to cancel a booking a full refund will be made.
     Please note,  only persons named on the booking form are entitled to stay in the property.
     Others are not permitted to use the facilities,  or the allocatted car parking area  provided.
     A damage deposit is charged [see each cottage details] and held by us and will be returned in full within fourteen days after departure,
    provided no loss or damage has been incurred and the property is left in a clean and tidy condition. We reserve the right to withhold part
    or all of the deposit towards extra cleaning costs, where a property has not been left in good condition. Premises are checked by our selves
    or our agent and any damage to the equipment or the property is fully chargeable to the tenant. The liability is not limited to the deposit.
    The owners of the properties do not accept any liability for any accident, damage, loss, injury, or expense, whether to persons or to property,
    which the tenants or any other persons may suffer or incur arising out of, or in any way connected with, the letting.
   You must allow the owner to enter the property to inspect it, as and when required. In an emergency immediate access must be granted.
   You and other members of your party must not use the property for any dangerous, offensive, noisy or illegal activity or cause an annoyance
    or become a nuisance to occupants of the neighbouring properties. Likewise we cannot be held responsible for nuisance caused by neighbours
    In the event of a  cancellation being received in writing or by email before the commencement of the holiday,
    we will endeavour to re-let the property for the period concerned, and if such re-letting proves possible, we shall, at our sole discretion,
    refund the balance of money paid. If the property is not re-let for any reason, the original lessee is liable for the whole of the rental amount.
